Future Home of Brookside Apartments Sells for $3.5M

W. E. WinBrook IV LLC transferred the Brook Street property to Rocky Hill Apartments LLC this week, according to real estate documents filed at the Town Hall.

The property behind Firematic Supply Co. on Brook Street, now a wooded area with a field alongside, could soon become home to 144 apartment units and an office building.

This week, W.E. WinBrook IV LLC sold the 9.8-acre parcel of land for $3.5 million to Rocky Hill Properties LLC; the real estate deed was recorded in the Town Clerk’s office Thursday morning.

WinBrook purchased the property in 2007 for $311,595, but since then has gone through several plans of just what to do with the site and its appraised value has increased to $957,500. One such proposal for the site was rejected by the Planning and Zoning Commission in the fall of 2011 and caused the developer to file a lawsuit against the commission in an attempt to reverse the decision.

According to meeting minutes, on May 16 of this year, the commission agreed to settle the zoning appeal dispute, and approved a revised plan for the property, known as Brookside Apartments, which includes 144 apartment units and ancillary amenities, such as a clubhouse and pool. The property will also include an office building, which will be built in phases, the first being “5,260 square feet medical office, with two expansion modules of 1,980 square feet each, resulting in 9,220 square foot structure at full build out,” according to meeting minutes.
